Cottage Renovations

If you are buying, or in the process of buying a cottage that is in need of renovating, then we can offer a service to project manage every aspect of the refurbishment, from start to finish.

We have a bank of local tradesmen, including electricians, plumbers, tillers and plasterers, all of which have been certified by ourselves. We can oversee all aspects of the renovation, and give you detailed reports of the progress of the work, including weekly e-mails, and photographs, especially for clients who live outside of the Lake District area.

 

INTERIOR DESIGN SERVICE

If you have bought for investment and intend to rent your property as a holiday let, we can also include an interior design service. We will offer designs for each individual room, which can include all window dressings, carpets, furniture, utensils and equipment, all that a holiday cottage will need. From our experience in interior design, we have built up many contacts and trade accounts, which offer discounts as high as 60% on most household products.
We are only too pleased to pass these discounts to you, without added costs, therefore the result can be a cottage that has been furnished to a very high standard, for a very reasonable budget.

After having purchased your property, all you need to do is hand the keys over to us, and by the time we hand the keys back to you, your cottage will have a stunning interior, and will be fully equipped, with a full inventory, ready for rentals, without you having experienced any stress, or loss of your own time. 

COTTAGE HOLIDAY LETTINGS

Once the renovation is finalised, we will then offer to market your cottage on our web site, and take care of all your bookings for an incredibly low commission rate of 15%. We both have experience in the leisure industry of 20yrs, and have successful holiday lets ourselves, which benefit from a very high occupancy level. We know only too well the importance of imaginative marketing, especially in a competitive market, such as the Lake District holiday lets.

 We are aware that we are not an established letting agency, therefore, we don’t work from a main street office, however, this does give us the advantage of offering very competitive rates, as our overheads are considerably less than the larger agents.

COTTAGE MAINTAINENCE

We will also offer to manage your property’s maintenance, and be on call for all your client’s requirements. For this service we only charge £30.00 per hour, with no call out fees.
